1) During the opening credits, you see an outside shot of the Jefferson's building which doesn't show any patios/balconies but when you see an inside shot of the Jefferson's apartment, you will see that they have a rather large balcony.

2) The Jefferson's and Bentley live right next door to each other but look at a hallway shot of their respective apartments. The Jefferson's front door is a few feet in front of Bentley's front door and is facing the narrow part of the hallway and Bentley's front door is facing the length of the hallway. Now look inside the Jefferson's apartment. Their bedroom is where Bentley's apartment is supposed to be.
